DSCR Analyzer PWA

1. Assumptions Edit as needed

DSCR is computed as: NOI / Monthly Debt Service
with NOI = Rent − (Taxes + Insurance + HOA/Other + Maintenance + Mgmt/Agent).
Cash to close = Down Payment + (Closing Costs % × Purchase Price).

2. Paste properties Up to 10 per batch

Format: address | price | estMonthlyRent | HOA/OtherMonthlyFees.
Rent and HOA/fees are optional – if omitted, the app will still compute the Required Rent for DSCR @ Target, assuming HOA/fees = 0 if blank.

3. Map OpenStreetMap / Leaflet

Markers are geocoded via OpenStreetMap Nominatim. For best results, include full address with city and state. Click addresses in the results table to open in your mobile mapping app (Google Maps / Apple Maps).
